Royal Wharf is a major riverside development located on the River Thames in east London, incorporating extensive new residential and commercial assets constructed adjacent to existing marine infrastructure. As part of the development works, McFarland Consulting Ltd were appointed to undertake a detailed condition assessment of the existing reinforced concrete quay wall structure to inform redevelopment proposals and long-term asset management.
MCL carried out a comprehensive inspection and assessment of the quay wall to establish its structural condition and durability performance. The scope of works was developed to identify deterioration mechanisms affecting the reinforced concrete elements, with particular consideration given to the aggressive tidal and marine environment in which the structure operates.
The investigations were planned to suit site access constraints and tidal conditions, enabling the quay wall to be assessed safely and efficiently while minimising disruption to ongoing development activities. The findings were collated into an interpretative assessment defining the extent and significance of deterioration and highlighting areas requiring further attention.
The condition assessment provided the Client and wider design team with a clear understanding of the quay wall’s condition and residual performance. This information supported informed decision-making regarding repair, retention and integration of the existing structure within the wider Royal Wharf development, helping to manage risk and optimise the use of the existing asset.
