During window replacement and façade remediation works at Zodiac Court, concrete spalling was identified to reinforced concrete elements. McFarland Consulting Ltd were appointed to investigate the cause and extent of deterioration and to inform appropriate remedial measures.
MCL carried out a programme of concrete durability testing, including cover depth measurement, carbonation testing, resistivity measurements and localised half-cell potential surveys to identify areas of active reinforcement corrosion. Concrete samples were extracted for laboratory analysis, including assessment for high alumina cement.
The investigations were undertaken within an occupied ten-storey residential building, requiring careful management of access and minimisation of disruption to residents. The presence of scaffolding provided a limited window of opportunity to complete the works efficiently.
The findings enabled the Client to understand the mechanisms driving deterioration and to implement targeted repair strategies, ensuring the long-term durability of the structure while minimising impact on occupants.
